One of the best options for realizing the benefits of property ownership in Myanmar is a long term 30 year lease.
The initial term of 30 years is divided into two consecutive terms of 15 years, where a renewal takes place after 15 years. However, the time may vary depending on the nature and volume of the investment. The relevant ministry, who must charge a land premium, determines the rent, which is approved by MIC.
Furthermore, the purpose of the land use must be clearly specified in the lease. Any sub-lease, mortgage, transfer of share, transfer of business, relating to the land can only be effected with the permission of the MIC. Additionally, the MIC sets the limitations of what activities can be done on the land. |
